Our second holiday property available for booking, also with four star grading from VisitBritain Quality in Tourism, is located in the village of Meopham - pronounced 'Mep-um'.

Meopham is within 10 miles of junction 2 on the M25 and within easy access of the M2, the M20 and the M26. Yet it is still surrounded by open Kent countryside, with envigorating walks, and Sunrise itself has lovely far reaching views. The residence is situated on the eastern outskirts of the village with a country park close by and is approached along a quiet country lane.

Originally a compact detatched bungalow built in the 1940's, the dwelling has been tastefully extended on lower ground floor level to provide well planned spacious accomodation.

It is set in its own enclosed sloping garden, with some steps, of approximately quarter of an acre in size with an unfenced ornamental pond. There is ample space for children to play and a well behaved pet to explore. The property has it's own small portable barbecue for alfresco eating.

At the front of the dwelling is a single garage and single car port with outside parking area.

Accommodation on the upper ground floor comprises entrance lobby to hall with fitted wardrobe cupboard; main bedroom with double bed, bay windows and fitted furniture; second bedroom with bay windows and three single beds; dining room with lovely views and patio doors to a large canopied balcony; fitted kitchen with built in electric oven, hob, dishwasher, larder fridge and freezer; bathroom with full bath, wash hand basin, WC and shower over bath with splashguard.

Stairs lead down from the hall to the lower ground floor accommodating sitting room with patio doors to small terrace with garden furniture, unility room with sink unit and automatic washer/dryer, toilet with wash hand basin.

Meopham is a charming village with windmill (open Sundays), village cricket green, several pubs, shops and restaurants. The village has its own train station with connections to central London (journey time 50 minutes), Canterbury (65 minutes) and the Kent seaside at Margate (80 minutes). The historic Chatham Dockyard, Rochester with it's cathedral, the county town of Maidstone or Georgian Royal Tunbridge Wells are all an easy drive. Igtham Mote, a 14th century manor house, Leeds Castle ('the lovliest castle in the world') and Chartwell (the home of Winston Churchill) are suitable for an afternoon trip. Bluewater, the largest covered shopping complex in Europe, is only a seven mile journey distant with Lakeside, having a larger selection of 'everyday' shops, being just over the River Thames in Essex. Day trips via Eurotunnel at Folkestone, ferries at Dover or Eurostar from Ashford International railway station would provide an exciting day out, whether for duty free shopping in Calais or further afield to Paris or Brussels.

The owners live next door and use of a covered heated swimming pool and sauna in their garden is included in the rent from May to September between the hours of 7am and 9pm. BBQ equipment is stored in the garage.

Letting rentals for the 2010 season are

November to March £425 per week

April and October £500 per week

May £550

June and September £650

July and August £775

Peak rates apply at Christmas and Easter

These figures include a combined oil and electricity use allowance of £10 in the winter from October to March and £5 in the summer. Usage above these allowances is charged at cost. No further payments are required (except for loss, damage and breakages). Bed linen and towels are provided and the accommodation is cleaned regularly.

Short breaks of up to three nights are available at 60% of the weekly price with additional nights above this at one seventh of the weekly price.

A 25% deposit is required to confirm your booking with the remainder of the letting charge payable on arrival. Confirmation of receipt of your deposit will be sent to you by post.

A security deposit of £60 is charged on your arrival and returned when you leave.

Airport collections from London Heathrow, Gatwick or Stansted can all be arranged at reasonable cost. Please ask for details.

Unfortunately we are no longer able to accept credit card transactions over the phone but payments can be made here to our Paypal account. With your credit card to hand please enter the amount you are sending, click confirm and then follow the on screen instructions. At the end of the process you will receive confirmation direct to your email account and we will also confirm the transaction to you by post to your correspondence address.

Please note that the cost to us of this service is beween 3.4 and 3.9% of the transaction value. In some circumstances therefore we may have to add a surcharge to your own money payment. If applicable this will be agreed with you in advance.
